30+ years of analysis across all property sectors to provide market leading property advice and performance

In order to deliver superior long-term property and investment performance for its clients, HRB & CO Property Advisory has developed the HRB Property Indexes which measures and tracks the performance of Australian Direct Property across 6 major asset classes over the past 30 years.

The analysis and reporting from our inhouse research team forms the foundation of HRB’s property investment advice model for our client's optimal asset allocation in direct property by drawing upon a variety of data sources to accurately and objectively measuring the performance of direct private real estate investments across the country and all submarkets.

The Indexes defines the direct property Asset Classes as:

  • Retail

  • Commercial

  • Industrial

  • Residential

  • Rural

  • Specialised (mixture of different specialised assets)

Analysis of the following key attributes of major investment assets has been undertaken:

  • Total returns

  • Variability of income returns

  • Variability of total returns

  • Returns for variability

  • Real total returns

  • Downside risk

  • Income returns

  • Prospect of negative annual return

The HRB Property Indexes forms our Strategic Asset Allocation (SAA) framework providing the appropriate weighting to different asset class groups according to our long-term assumptions of how different investments have and are likely to perform into the future at an appropriate level of risk.

Based on our in-house research team we can move away from this reference portfolio within the permitted ranges in order to dynamically manage investment return & risk.
